# Direct Booking Page > Direct Booking Page is a no-code property builder for vacation rental owners and property managers. Hosts create their own direct booking property in minutes, take bookings with 0% commission, and get paid directly. Free plan for one site; Pro is $149/year per property; Property Manager is $49/month for up to 10 properties (then $4.90/month each); done-for-you setup is $199 one-off. - Canonical URL: https://directbookingpage.com - Example live site: https://athenia.directbookingpage.com - Subdomains: https://.directbookingpage.com - Tagline: Take direct bookings on your own site. 0% commission. - Audience: individual hosts, small property managers, vacation rental owners - Category: no-code property builder, hospitality, direct bookings, property management ## What it is A hosted platform that turns a property's details into a ready made booking property. The host adds property details, photos, amenities, rates, and house rules, chooses a theme and a domain, and publishes. No designers, no developers, no code. The product is an alternative and a complement to OTAs (Airbnb, Booking.com). Hosts keep their OTA listings but add a channel they own, with no commission on direct bookings. ## Pricing model - Free plan: $0, forever. One published property on a free `.directbookingpage.com` subdomain, email booking requests, iCal calendar sync and iCal export, 7 days of analytics, a guest newsletter signup on the site (one new contact per property per month is shown), AI agent (MCP) access. Free sites show a small "Powered by Direct Booking Page" footer link. - Pro plan: $149 per year per published property. Adds custom domains, card payments into the host's own Stripe account, Hosthub and Lodgify rate and availability sync, full analytics history, every newsletter contact with a monthly CSV download, and removes the footer link. One extra direct booking a year typically covers the whole cost. - Property Manager plan: $49 per month for up to 10 published properties, then $4.90 per month for each additional property. Everything in Pro on every property, one dashboard for all the owners' properties, team access for staff, and each owner can have their own domain and receive card payments into their own Stripe account. Billed monthly, cancel anytime. Made for property management companies. - Done-for-you setup: $199 one-off service. The Direct Booking Page team adds the photos, texts and rates, connects the calendars and the domain, and helps the host create a Stripe account. Ordered from the Billing page of the dashboard after signing up; the host then continues on Free, Pro or Property Manager. - Commission on direct bookings: 0% on every plan. The host keeps 100% of what guests pay. - Pro is billed yearly, Property Manager monthly. Cancel anytime, no lock-in; the sites fall back to the free plan. - No credit card required to start. - Guests pay the host directly. On Pro, guests pay by card into the host's own Stripe account; on the free plan, guests send a booking request by email and payment is arranged between guest and host. The platform never touches booking revenue. - Card processing fees are Stripe's standard fees (from 1.5% + €0.25 for EU cards), charged to the host's Stripe account, not by Direct Booking Page. - Included on every plan: rental property, direct bookings at 0% commission, email booking requests, iCal calendar sync and iCal export, built-in analytics (7 days on free, full history on Pro), guest newsletter signup (one new contact a month on free, all contacts on Pro), AI agent (MCP) access, unlimited team members, free subdomain, hosting, HTTPS. Instagram auto-posting is coming soon. ## Key features - No-code builder: pick a template, edit sections in a visual editor, publish. No code, no designers, no developers. - Live in minutes: add property details, photos, and rates and the site builds itself. - Direct bookings: guests book the host directly, by email request on every plan or by card payment into the host's Stripe account on Pro. 0% commission. - Calendar sync: import any iCal calendar (Airbnb, Booking.com, Vrbo, Google Calendar) on every plan, and export one iCal link so a direct booking blocks the dates everywhere. Live rate and availability sync with Hosthub and Lodgify is on Pro. - Own domain (Pro): bring an existing domain. Every site also gets a free yourname.directbookingpage.com address. HTTPS included on both. - Responsive: sites look right and book fast on phones, tablets, and desktops. - Brand control: colors, fonts, and layout are themeable. Host's name and brand are front and center. - Built-in analytics: visitor traffic, pageviews, visitors, bounce rate, average time, devices, referrers, countries, regions, cities, UTM breakdowns, and events. Analytics starts when a site is published. Included on every plan: the last 7 days on free, full history (30 and 90 day views) on Pro. - Guest newsletter: every site has a signup section (email, optional name, consent checkbox). Guests confirm their address with one click (double opt-in). Hosts see confirmed contacts on the Subscribers page of the dashboard, download them as CSV, and receive a monthly email with the counts and a download link. Contacts are deleted two months and one week after they confirm, so hosts keep them in their own email tool (Mailchimp, Brevo, etc.). The platform never emails guests on the host's behalf beyond the confirmation. Free plan: one new contact per property per month; Pro and Property Manager: all contacts. - Instagram auto-posting (coming soon): connect an Instagram account and the platform posts the property's open dates automatically. - Connect your vacation rental to AI agents: every account includes an MCP server and API keys, so agents like Claude can manage the site and read analytics. No extra fee. - Escape the algorithm: market across social and email on the host's own terms. ## How it works 1. Add your property: details, photos, and rates, or sync them from the tools you already use. 2. Make it yours: choose colors, set house policies, and on Pro connect your own domain. 3. Share and get booked: share the link on social, email, and guidebooks. Bookings land in the host's calendar. ## Templates and themes Sites start from a theme that also controls the color scheme. Available themes: Coastal Escape (default), Alpine Retreat, The Villa, Urban Stay, Countryside Haven, Modern Retreat, Boutique Stay, Cabin Escape, Island Paradise, The Hideaway, Vienna, Rome, Barcelona, Athens, Direct Booking Page. Hosts can also override theme colors with custom hex values and choose body and heading fonts from Google Fonts. ## Domains and hosting - Free subdomain on creation: `.directbookingpage.com`. - Custom domain (Pro): point an existing domain at the site. HTTPS is provisioned automatically. - Hosting and HTTPS are included on every plan. - Free plan sites end with a small "Powered by Direct Booking Page" link; Pro sites do not. - Each site gets its own sitemap.xml and robots.txt on its host. ## Calendar, rates, and PMS sync Availability and nightly prices can come from: - A property management system (PMS), on Pro. Implemented providers: Hosthub and Lodgify. - An iCal feed (blocked dates only, no prices), on every plan. - A built-in calendar for manual availability. Availability covers per night availability, nightly price, minimum and maximum stay, arrival and departure restrictions, and blocked dates from calendar events. Data is normalized into one structure and cached for one hour. When no source is connected, the site shows a default demo calendar. ## Booking and pricing - Guests select dates on the property's own site. - The booking widget shows nightly prices and an itemized price breakdown. - The server prices a stay with nightly rates plus fees and taxes. Fee types: per booking, per night, and per night per person. Fees and taxes are split in the total. - Free plan: guests send a booking request to the host's booking email, and payment is arranged directly between guest and host. - Pro: guests can also pay by card on a secure Stripe page, straight into the host's own Stripe account. Hosts can keep email requests instead. ## Accounts, team, and access - One user belongs to one business account. - An account holds all of the account's properties and users. - Owner: the first user who signed up, and the only one who can invite others. - Member: anyone who joined through an invitation link. - Everyone in an account can access all of that account's properties. - Invitations are email plus a secret token link. ## Dashboard - Welcome and empty state for first time users, prompting creation of the first property. - Navigation: a sidebar on desktop and a menu button on phones, with My Properties, Bookings, Subscribers, Payments, Billing, Team, and Settings. - My Properties: view all sites, see draft or published status, edit, preview, open analytics, or delete. - New property onboarding wizard: property details, photos, amenities, pricing and availability, house rules, host information, review and publish. - Per site: visual editor, analytics, and settings (domain, booking email, fees, rules, calendar and PMS connections). - Bookings: every stay paid online, with guest details, dates, amount, status, and a full refund button. - Subscribers: confirmed newsletter contacts per property, with the date each one will be deleted, a CSV download, a per-contact delete, and the free-plan cap with an upgrade link. - Payments: connect and manage the Stripe accounts that receive guest payments (Pro). - Billing: the current plan (Free, Pro, or Property Manager), upgrades, invoices, and the done-for-you setup service. - Team: members, invitations, and ownership transfer. - Settings: API keys and notification preferences. ## Authentication - Sign in with Google. - New accounts are created on first sign in. ## API and agent integration - API keys are managed per account in settings. - A Model Context Protocol (MCP) server exposes property management to AI agents: list properties, create a property, select the active property, read the page outline, read and update one section at a time (navbar, hero, gallery, amenities, beds, host, nearby, FAQ, reviews, availability, cancellation, location, newsletter, footer), show, hide, add, remove, and reorder sections, change theme, colors, and fonts, publish, and read property traffic analytics. - Agent edits are validated on the server: only existing sections and fields are accepted, and invalid values are rejected without saving anything. - The MCP endpoint is https://directbookingpage.com/api/mcp (Streamable HTTP). Authenticate with an account API key sent as `Authorization: Bearer ` or `X-API-Key: `. - Tools: list_properties, create_property, select_property, get_property, get_section, update_section, add_section, move_section, remove_section, update_property, get_property_traffic. - Vacation rental owners can connect their rental to AI agents such as Claude to build, edit, restyle, and review traffic for their direct booking site by chat. Included on every plan, free included. ## Public pages - Landing: https://directbookingpage.com - Login and sign up: /login - Blog: https://directbookingpage.com/blog - Docs: https://directbookingpage.com/docs - A published property site: a custom domain or `.directbookingpage.com` ## Guides - [Direct booking property: the complete guide](https://directbookingpage.com/blog/direct-booking-website) - [What is direct booking?](https://directbookingpage.com/blog/what-is-direct-booking) - [Direct booking vs Airbnb](https://directbookingpage.com/blog/direct-booking-vs-airbnb) - [Airbnb host fees in 2026 (with calculator)](https://directbookingpage.com/blog/airbnb-host-fees) - [Airbnb vs Vrbo vs Booking.com fees](https://directbookingpage.com/blog/airbnb-vs-vrbo-vs-booking-com-fees) - [How to make a direct booking property](https://directbookingpage.com/blog/how-to-make-a-direct-booking-website) - [Vacation rental property builders compared](https://directbookingpage.com/blog/vacation-rental-website-builder) - [Airbnb iCal sync](https://directbookingpage.com/blog/airbnb-ical-sync) - [Holiday let property guide (UK)](https://directbookingpage.com/blog/holiday-let-website) - [How to get direct bookings](https://directbookingpage.com/blog/how-to-get-direct-bookings) - [Airbnb direct booking policy](https://directbookingpage.com/blog/airbnb-direct-booking-policy) - [How to market a vacation rental](https://directbookingpage.com/blog/how-to-market-a-vacation-rental) - [AI for Airbnb hosts](https://directbookingpage.com/blog/ai-for-airbnb-hosts) - [How to build a guest email list from your vacation rental site](https://directbookingpage.com/blog/vacation-rental-email-list) ## FAQ - How do guests pay?
