Airbnb direct booking policy: what hosts can and can’t do

Does Airbnb allow direct bookings?
Airbnb has no rule that says you may only rent your home on Airbnb. You can list on other platforms. You can have your own direct booking website. You can take bookings from friends, repeat visitors and people who find you on Google.
What Airbnb controls is what happens with guests who came to you through Airbnb. Those bookings, and the contact with those guests, must stay on the platform. The rules are in its Off-Platform and Fee Transparency Policy.
What the policy does not allow
According to the policy, hosts may not:
- Ask or encourage guests to move current, future or repeat bookings off Airbnb.
- Include links that take people off the Airbnb platform in listings or in messages.
- Offer or solicit discounts to book off Airbnb.
- Request, send or receive payments outside Airbnb.
- Ask guests for contact information before they book.
- Ask for email addresses or other ways to communicate after booking, beyond what the stay needs.
- Use guest information for marketing.
- Send guests to leave reviews on other websites or surveys.
- Require guests to create a separate account or install a third-party app to access the listing.
The policy lists a few exceptions. Hosts can collect disclosed mandatory fees and legally required taxes off the platform in some cases, and local laws or building rules can require extra guest details if the listing says so up front. These are narrow. They are not a way to move a booking.
Can I put a direct booking link on Airbnb?
No. A link to your own site in the listing description, in your profile text or in a message is exactly what the policy forbids. The same goes for writing your web address in a photo or spelling it out in words to get around filters.
How do I do a direct booking on Airbnb?
You cannot. A booking that starts on Airbnb has to be completed and paid on Airbnb. If a guest messages you there and asks to pay you directly to skip the fee, the answer that keeps your account safe is no.
What about repeat guests?
This is the part many hosts miss. The policy names repeat bookings. Telling an Airbnb guest “next time, book on my site and save” is encouraging a repeat booking off the platform. If a past guest finds your website on their own and books there, that is their choice. You asking them to is the problem.
What you are allowed to do
- Have your own website. Nothing in the policy stops you from running a direct booking site next to your listing.
- Give your property a real name. “Villa Elia Naxos” is a name a guest can remember and search later. A listing titled “Cozy 2BR near beach” is not. Naming your property is normal branding, not solicitation.
- Market to people who are not Airbnb guests. Your Instagram followers, your email subscribers who signed up on your site, people who search on Google, guests from other channels.
- Accept guests who find you themselves. If someone searches your property name and lands on your site, you can take that booking.
- List on other platforms. Vrbo, Booking.com and others, with a synced calendar to avoid double bookings.
The grey area: welcome books and business cards
Many hosts leave a welcome book, a card or a fridge magnet with the property name in the home. It is common, and host forums such as Reddit are full of people recommending it.
Be honest with yourself about what it says. A welcome book with your property name and logo is branding. A card that says “book direct next time for 10% off” with your web address is encouraging a repeat booking off Airbnb and offering a discount to do it. The policy forbids both. If you want zero risk, keep printed material to your brand name and house information, and let guests look you up if they want to.
What happens if you break the policy
Airbnb enforces its policies. Hosts report warnings for a first or minor issue. Repeated or serious violations can lead to a suspended or removed listing or account. Guests can also report hosts who ask to move a booking.
For most hosts Airbnb is still the main source of new guests. Risking that to save the fee on one booking is a bad trade.
A safe playbook for direct bookings
- Name your property and use the same name on Airbnb, on your site, on Instagram and on the sign by the door.
- Buy the matching domain so a search for your name finds your site first.
- Keep Airbnb conversations on Airbnb. No links, no email requests, no off-platform offers.
- Build your audience elsewhere. Social media, a newsletter signup on your own site, local partners, and guests who already booked direct.
- Make direct worth it. Offer a better price or a perk on your own site, and promote it only on your own channels.
