What is a direct booking website?
A direct booking website is your own website for your vacation rental. Guests see your photos, check your calendar, and book with you. There is no marketplace in the middle, so there is no marketplace commission and no one else deciding where your listing shows up.
It is the same idea as a hotel taking reservations on its own site instead of through an online travel agency (OTA). If the term is new to you, start with what direct booking means.
Why hosts are building one in 2026
Platform fees moved a lot this year, and all in the same direction:
- Airbnb moved hosts to a single host-only service fee. Most hosts now pay 15.5% of the booking subtotal. The old split was about 3% for the host.
- Vrbo is moving hosts to a flat 12% commission from October 29, 2026. Pay-per-booking hosts paid about 8% before.
- Booking.com charges a commission that depends on your country and property type, usually between 10% and 25%, and about 15% on average.

Fees are only half of the story. A direct site also gives you:
- The guest relationship. You know who booked, you have their email, and you can invite them back.
- Your rules. Your cancellation policy, your house rules, your minimum stay.
- Less platform risk. A ranking change or a suspended listing cannot switch off your whole business overnight.

What a direct booking website needs
Guests decide in seconds whether your site looks trustworthy enough to book. These are the parts that matter:
- Photos first. A strong hero image and a gallery that loads fast on a phone.
- A live availability calendar. It must match your Airbnb and Booking.com calendars, or you will get double bookings. The usual way is an iCal sync or a connection to your property management system (PMS).
- Clear pricing. Nightly rates, cleaning fee and taxes shown before the guest commits. No surprises.
- A simple way to book. Either instant checkout with online payment, or a booking request that you confirm.
- Policies. Cancellation terms, house rules, check-in and check-out times.
- Proof you are real. Reviews, a host photo and bio, a map, and a way to contact you.
- Your own address. A domain like

How bookings and payments work
There are two common models.
Request to book. The guest picks dates, sees the price, and sends you a request. You confirm and send payment details: a bank transfer, a payment link, or a card terminal. This is simple, keeps you in control of who stays, and costs nothing in commission.
Instant booking with online payment. The guest pays by card at checkout through a payment provider such as Stripe. It converts better for last-minute stays, and the provider charges a card processing fee, usually around 3%.
How much does a direct booking website cost?
It depends on which route you take:
- General website builders (Wix, Squarespace, WordPress) have a monthly plan, and you add a booking plugin and calendar sync yourself.
- PMS suites (Lodgify, Hospitable, Guesty and others) bundle a website with a channel manager. You pay a monthly subscription, and some plans add a percentage fee on direct bookings.

Do you still need Airbnb?
Probably yes. The platforms are very good at one thing: finding you new guests. Keep them for discovery, and use your own site for repeat guests, referrals, and everyone who searches for your property by name. Mistakes to avoid
- No calendar sync. A double booking costs more than a year of fees.
- Hiding the price. Guests leave when they have to ask how much it costs.
- A free subdomain forever. It is fine to start, but your own domain builds trust and search visibility.
- Charging the same as Airbnb. If booking direct saves you 15.5%, share some of it. A small direct discount is the best reason to book with you.
- Publishing and forgetting. Share the link everywhere your guests already see you.
