What does direct booking mean?
Direct booking means a guest books a stay straight with the host or property, on the host’s own website, by email or by phone, instead of through an online travel agency (OTA) such as Airbnb, Vrbo or Booking.com. No marketplace sits in the middle, so no marketplace commission is taken.
Hotels have worked this way for decades. “Book direct” on a hotel website is the same idea. For vacation rentals it usually means the host has a direct booking website where guests can see the place, check dates and book.
The direct booking model vs the OTA model
There are two ways a guest can reach you. In the OTA model a marketplace finds the guest, takes the payment, and keeps a share. In the direct booking model you find the guest and keep the full amount.

Benefits of direct booking for hosts

- You own the guest relationship. You have the guest’s name and email. You can thank them, invite them back, and tell them about open dates.
- You set the terms. Your cancellation policy, your house rules, your minimum stay, your deposit.
- You depend less on one company. A ranking change, a fee change or a suspended listing hurts less when some of your bookings come from a channel you control.
- You build a name. Guests who book direct remember your property, not the app they found it on.
Benefits of direct booking for guests
- Often a better price. A host who saves 15.5% can share part of it. Many hosts offer 5% to 10% off for booking direct.
- A direct line to the host. Questions, early check-in and special requests go to the person who can say yes.
- More flexibility. Hosts can bend their own rules for a good guest. A platform policy cannot.
The downsides
Direct booking is not free money. Three things get harder.
- You bring the traffic. A marketplace has millions of travelers searching every day. Your website starts with zero visitors. Guests arrive through repeat stays, referrals, social media and search, and that takes time. We cover it in how to get direct bookings.
- You handle the payment. You collect the money by bank transfer, payment link or card. If you take cards, your payment provider charges a processing fee, usually around 3%.
- You carry the trust. A new guest does not know you. Your site needs real photos, reviews, clear policies and a way to contact you. You also arrange your own insurance and damage deposit, because a platform’s host protection does not cover bookings made elsewhere.
How direct booking works, step by step
- The guest finds you. They stayed before, a friend sent your link, or they searched your property name.
- They check dates and price. Your site shows a live calendar and the full price, including cleaning fee and taxes.
- They book or send a request. Some sites take a card payment right away. Others send the host a booking request to confirm.
- They pay you. The money goes to your account, not to a marketplace.
- You block the dates everywhere. Your calendar must update on every platform you list on, or you risk a double booking. A calendar sync handles this.
- You host, then stay in touch. After the stay you can invite the guest back directly.
Who direct booking suits
Direct booking works best when you have at least one of these:
- Repeat guests. Families who come back every summer have no reason to pay a platform each time.
- A property people search by name. A villa, a guesthouse or a small group of apartments with its own identity.
- An audience. An Instagram account, an email list, or a local network that sends you guests.
- Longer or higher-value stays. The bigger the booking, the more a percentage fee costs you.
It suits you less if you just listed your first property and have no past guests yet. Start on the platforms, build reviews, and add a direct site once guests begin to return.
